Note 01What is the 25% rule for roofing?
Where it is used, it is a threshold for how much of a roof can be repaired before the whole roof has to be brought up to current code. We have not found one published for Columbus or Bartholomew County. What the joint code office does publish is a dollar line: roofing replacement needs a permit once the cost passes $300. Every quote here says which side of that line your job is on.
Note 02Do I need a permit to replace my roof in Indiana?
In Columbus, yes. The Department of Technical Code Enforcement, which handles permits for the city and Bartholomew County, lists roofing replacement among the work that needs a permit once the cost passes $300, and no re-roof costs less than that. Elsewhere in Indiana, ask the local building office. Here, the permit is pulled before work starts and priced on the quote as a line of its own.
Note 03What is the average cost to replace a roof in Indiana?
Published figures for this part of Indiana run roughly $10,000 to $18,000 for an average Columbus home of about 2,100 square feet, and an Indianapolis roofer puts 2026 replacements at $8,000 to $30,000, with most shingle roofs at $9,000 to $16,000. For an average Columbus house it is well above the local estimate of about $10,000 to $18,000, so it deserves questions. For a large, steep or complicated roof, Indianapolis figures do reach $30,000. Ask for the square count, the layers coming off, the decking rate and the permit as separate lines; the total alone cannot settle it.

Judge the quote as much as the company. A reliable one shows the roof was measured, the layers counted and the deck priced per sheet, and it answers the permit question in writing. Indiana issues no state roofing license, so ask what local registration the roofer holds and who pulls the permit.
Note 06What are five signs that my roof needs to be replaced?
Leaks in more than one place at once; shingles curling, cupping or bare of granules across whole slopes; a sag you can see from the street; daylight through the deck in the attic; and repairs needed every season. Asphalt shingles are generally rated at 15 to 30 years, so age is a prompt to have the roof looked at, not a verdict.

Usually the labor on a large or complicated roof, and the decking nobody could see until the old roof came off. The square count drives labor and materials together, and every extra layer adds tear-off and disposal. The permit is a small line by comparison, but it should still be on the quote.
Note 08What is a typical warranty on a roof?
There are usually two. The shingle maker's warranty covers the materials; the roofer's workmanship warranty covers the installation. Terms differ by product and by installer, so ask every roofer to name both, with their terms, in writing on the quote.
